The Optimal Week to List Your Home Is Almost Here

Thinking about making a move? Now might be the perfect time to start preparing. According to industry experts, the best week to list your home is fast approaching.

A recent study by Realtor.com analyzed real estate trends over the past few years (excluding 2020 due to the pandemic), and found that the prime week to list is July 15-21. In fact, this specific week has stood out as the best time to sell for several years running.

“Every year, one week stands out as the optimal time for sellers,” says the study. “This year, the week of July 15-21 is the best time to list, as sellers can expect high buyer interest, quicker sales, and potentially higher sale prices.”

Why does this matter to you? While spring is always a strong time to sell, this period in mid-July might offer the ideal combination of factors for sellers. If you’ve been hesitating or waiting for the “right” moment to list, this could be your signal to get moving. As Hannah Jones, Senior Economic Research Analyst at Realtor.com, puts it:

“The third week of July brings the perfect mix of market conditions for sellers—higher buyer demand, less competition, and fewer price reductions compared to other times of the year.”

But, if you want to capitalize on this prime selling period, you’ll need to act fast and enlist the help of a local real estate agent. They’ll help you devise a strategy to prepare your home and get it on the market in time. An experienced agent can also provide guidance on how to balance your listing date with any necessary repairs or updates.

For homes in good condition, focus on smaller repairs that can make a significant impact. According to Investopedia, “you won’t have time for major renovations, so concentrate on quick fixes that address issues that could deter potential buyers.”

Some examples include:

  • Touching up chipped paint
  • Fixing leaky faucets
  • Replacing damaged hardware or light fixtures
  • Decluttering and deep cleaning

Even if you’re not quite ready to list in the next few weeks, don’t worry. The opportunity doesn’t close when July 21st passes. Summer remains the peak season for homebuying, and it’s still a seller’s market, so you’ll continue to have an advantage well into the season.

If you’re prepared, you’ll be in the driver’s seat throughout the summer, and your home could be one of the hottest listings on the market.
